The South Oakville real estate market experienced a meaningful return of activity during the second quarter of 2026. There were 244 freehold sales across South Oakville, an increase of approximately 57% compared with the same period last year and nearly three times the number recorded during the first quarter of 2026.
This was the most active quarter in the available data going back to the beginning of 2024. Buyers became noticeably more engaged, more sellers were able to move forward, and activity improved across most neighbourhoods and price ranges.
However, this was not a return to an aggressive seller’s market. Buyers remained selective, negotiations were common, and properties that were not positioned correctly often required more time or a change in expectations. The defining story of Q2 was not rapidly rising prices. It was a healthier, more functional market in which buyers and sellers were finding common ground more frequently.
By the Numbers
More Sales, but Buyers Remained Selective
The substantial increase in transactions was encouraging, particularly after a very quiet first quarter. Buyers who had delayed decisions through late 2025 and the beginning of 2026 appeared more willing to re-enter the market during the spring. Greater inventory, more realistic seller expectations, and a growing sense of stability all likely contributed to the improvement.
Pricing, however, remained relatively balanced. The median sale price increased compared with Q2 2025, while the average price declined slightly. This difference was influenced partly by the mix of properties sold, including fewer transactions at the very top of the market. Homes also generally took longer to sell than they did during the stronger spring market of 2024.
Nearly half of all Q2 sales closed below 95% of their original asking price, while the number of properties selling above asking remained limited. This does not suggest a lack of demand. It shows that buyers were active, but disciplined. Well-renovated homes in desirable locations continued to attract attention, while properties requiring significant work, offering compromised layouts, or entering the market at ambitious prices faced considerably more resistance.
Larger Family Homes Played a Bigger Role
One of the more interesting trends during the quarter was the increase in sales of larger family homes. Four-bedroom properties represented almost half of all South Oakville sales, while activity among homes with five or more bedrooms also increased compared with the previous two years. This suggests that more families were prepared to make meaningful housing decisions during the spring, whether moving into South Oakville, upgrading within the community, or purchasing a longer-term home.
However, the increase in larger-home sales did not translate into stronger pricing across every segment. A four-bedroom property in South Oakville can range from an older home requiring substantial investment to a fully renovated or newly built residence. Buyers continued to examine renovation quality, lot characteristics, floor plans, and exact location carefully. The number of bedrooms helped define demand, but the quality of the property continued to determine the result.
Southeast Oakville Stood Out
Morrison
Morrison recorded one of the quarter’s most notable increases in activity, with 28 sales representing its highest quarterly total in the available data. This included eight transactions above $5 million, demonstrating that demand remained present for high-quality homes at the upper end of the market.
The increase was meaningful, but it did not mean buyers were purchasing indiscriminately. Morrison properties generally took longer to sell than the broader South Oakville average, and negotiation from the original asking price remained common. The neighbourhood reflected one of the clearest themes of the quarter: buyers are prepared to act on exceptional properties, but even at the luxury level, pricing must remain grounded in current conditions.
Ford Neighbourhood
Ford was another clear standout. Sales tripled compared with Q2 2025, while the median sale price moved above $2 million. Homes also sold closer to their original asking prices than they had a year earlier.
Unlike some areas where higher transaction volume was accompanied by softer selling conditions, Ford showed improvement across several measures. Its established streets, larger lots, proximity to the lake, and strong collection of renovated and newly built family homes continued to attract buyers.
Bronte and West Oakville Drove the Market
Bronte and West Oakville remained the most active parts of the South Oakville market, together accounting for more than half of all sales during the quarter. Bronte recorded 59 transactions and continued to demonstrate consistent demand across a broad range of price points. Its median price increased year over year, while properties generally sold closer to asking than in several of the more expensive neighbourhoods.
The depth of Bronte’s market remains one of its greatest strengths. Buyers can find everything from more accessible family homes to renovated properties near the lake, allowing the area to attract a wider audience.
West Oakville recorded 72 sales, the highest total of any neighbourhood. Much of that activity occurred below $1.5 million, reinforcing West Oakville’s position as one of the more accessible entry points into South Oakville. Homes also sold more quickly than they did during the same period last year.
The exceptional volume in Bronte and West Oakville shows that the spring recovery was supported heavily by buyers seeking attainable family homes, rather than being driven exclusively by the luxury market.
Conditions Varied Across the Remaining Neighbourhoods
The improvement was broad, but it was not uniform. Old Oakville recorded more sales than it did during Q2 2025, although marketing times remained elevated and average prices were affected by fewer significant luxury transactions. The neighbourhood continues to attract buyers because of its location, character, and walkability, but property-specific differences remained especially important. Heritage homes, renovated residences, infill properties, and larger estates can perform very differently, even within a small geographic area.
Southwest Oakville also experienced a substantial increase in sales, but buyers maintained considerable negotiating leverage. Properties generally took longer to sell and often required greater flexibility from sellers before a transaction came together. Central Oakville was one of the few areas that did not fully participate in the broader rebound, with sales declining slightly year over year while marketing times increased.
These differences reinforce the importance of looking beyond South Oakville-wide averages. Market conditions can vary considerably by neighbourhood, street, and property type.
What This Means Moving Forward
Q2 represented an important step forward for the South Oakville real estate market. There are clearly more buyers willing to move ahead than there were at the beginning of the year. More homes are selling, confidence has improved, and the market is functioning more normally.
For sellers, the increase in transactions creates a stronger opportunity, but not unlimited pricing flexibility. Buyers are comparing properties carefully and are increasingly comfortable waiting when they believe a home is overpriced. Accurate pricing, strong presentation, and a clear understanding of the most relevant recent sales remain essential.
For buyers, the market is more active, but opportunities to negotiate remain. The best homes can still attract competition, particularly when they are renovated, well located, and realistically priced. Properties that have remained available for longer periods may offer greater flexibility, although the challenge is distinguishing between a property that is simply overpriced and one that is genuinely rare.
South Oakville entered the second half of 2026 with substantially more momentum than it had at the beginning of the year. The market is healthier, but it is not overheated. The strongest results will continue to be shaped by property quality, realistic pricing, and a detailed understanding of the conditions within each neighbourhood.
