South Oakville Real Estate Market Update - Q3 2026
South Oakville had a relatively steady third quarter. Sales activity remained very close to what we saw during the same period in each of the past two years, while buyers continued to be selective and homes generally took longer to sell.
Looking at 2026 as a whole, however, the market is noticeably more active than it was last year. More properties are trading across South Oakville's neighbourhoods, particularly following an exceptionally strong spring, although that increase in activity has not yet translated into meaningful price growth across the broader market.
Quarterly Snapshot
Q3 By The Numbers
Market Conditions
A Steady Quarter, But A More Patient Market
The 134 sales recorded during Q3 were almost exactly in line with the 140 sales recorded last year and the 127 sales recorded in 2024. From an activity standpoint, the summer market was not unusually slow.
The bigger change has been the amount of time it takes for a sale to come together. Homes averaged 45 days on the market during Q3, compared with 43 days last year and 34 days in 2024.
There are buyers in the market, but they are taking their time. Well-positioned properties continue to sell, while homes that miss the mark on price, condition or presentation are often sitting longer and facing greater negotiation.
The average sale price increased to approximately $2.15 million from $2.07 million last year. It is important to put that increase in context, however, as several significant luxury transactions had a meaningful impact on the overall average. Pricing across the broader market was generally more stable than the headline number might suggest.

2026 Has Been A Much More Active Year
This is probably the clearest way to characterize the South Oakville market in 2026: more activity, without significant price growth.
Sales through September are up approximately 18% from the same period last year, while the average sale price is essentially unchanged. More buyers and sellers are finding common ground, but buyers have not lost the negotiating leverage that has characterized much of the past two years.

Luxury Market
Highlighted Sales Of The Quarter
Southeast Oakville continued to produce several significant luxury transactions during Q3. Two of the quarter's most notable sales were located in Morrison and the Ford neighbourhood, reinforcing the continued strength of the area's established luxury market.
The highest sale of the quarter and one of the most significant South Oakville transactions of 2026. The sale also had a meaningful impact on Morrison's average price and the overall South Oakville average.
Another major Southeast Oakville transaction and the second-highest sale of the quarter, contributing to a particularly strong average sale price in the Ford neighbourhood.
Looking Ahead
What We Are Watching This Fall
The third quarter reinforces a theme that has been developing throughout 2026. There is considerably more activity in the South Oakville market than there was a year ago, but buyers remain disciplined.
The best homes continue to attract attention, particularly when they combine a good location, strong presentation and realistic pricing. At the same time, buyers appear comfortable waiting when they believe a property is overpriced, and longer marketing periods often lead to greater negotiation.
Going into the final quarter of the year, the key question will be whether the increase in buyer activity continues through the fall and eventually begins to translate into stronger pricing. For now, the market remains active, selective and highly property-specific.
