Which Oakville Neighbourhood Has Been the Best Real Estate Investment?

Buying a home is rarely a purely financial decision. Location, schools, lifestyle, lot size and the type of property all play an important role. Still, for most Oakville homeowners, long-term value is also part of the equation.

Looking back at average sale prices from 2017 through 2025, every major South Oakville neighbourhood finished the period at a higher price than where it began. Some, however, produced considerably stronger growth than others.

Based on the increase in average sale price, Southwest Oakville was the strongest-performing neighbourhood, narrowly ahead of Old Oakville.

Southwest Oakville’s average sale price increased from approximately $2.06 million in 2017 to $2.96 million in 2025, representing growth of nearly 44%. Old Oakville followed closely at approximately 43%, while Bronte recorded growth of approximately 36%.

That makes Southwest Oakville the strongest measured real estate investment in this comparison, although the story is more nuanced than simply selecting the neighbourhood with the highest percentage.


Southwest Oakville Produced the Highest Growth

Southwest Oakville began the period with an average sale price of approximately $2.06 million. By 2025, the neighbourhood’s average had increased to approximately $2.96 million.

That represents an increase of nearly $905,000, or approximately 44%, making it the strongest result among the South Oakville neighbourhoods reviewed.

The growth reflects how significantly Southwest Oakville has evolved. The area has always offered mature streets, large properties and proximity to Lake Ontario, but the quality and value of its housing stock have continued to improve.

Many older homes have been extensively renovated or replaced with substantial custom residences. At the upper end, Southwest Oakville also contains a limited collection of waterfront and estate properties on streets such as Westdale Road, Wolfdale Avenue, Holyrood Avenue and Pebbleridge Place.

Buyer awareness has grown as well. Families who may once have focused primarily on Southeast Oakville have increasingly recognized the value available west of Downtown Oakville, particularly for buyers who want more land, privacy and access to Coronation Park or Appleby College.

There is one important consideration. Southwest Oakville has a smaller annual sales sample than neighbourhoods such as Bronte or Morrison. As a result, a handful of major custom or waterfront transactions can have a noticeable effect on the annual average.

This was particularly evident in 2024, when the average sale price rose to approximately $3.79 million before returning to just under $3 million in 2025. Even with that yearly volatility, the longer-term trend remains strong.


Old Oakville Was an Extremely Close Second

Old Oakville recorded an average sale price of approximately $2.25 million in 2017. By 2025, the average had increased to approximately $3.21 million.

That represents growth of approximately $960,000, or nearly 43%, placing Old Oakville only slightly behind Southwest Oakville.

In many ways, Old Oakville may have delivered the strongest all-around investment performance. Its growth was achieved across a deeper and more diverse market that includes heritage homes, renovated family residences, custom builds, luxury condominiums and major waterfront estates.

Its value is also supported by qualities that cannot easily be reproduced elsewhere. Downtown Oakville, Oakville Harbour, lakefront parks, established schools, restaurants, shops and access to Oakville GO all contribute to continued buyer demand.

Old Oakville reached an average sale price of approximately $3.68 million in 2022 before settling closer to $3.21 million in 2025. Despite that adjustment, the neighbourhood remained substantially above its 2017 average.

Southwest Oakville finished slightly ahead in percentage terms, but Old Oakville offered an exceptional combination of long-term growth, lifestyle appeal and market depth.


Bronte Delivered Strong and Consistent Growth

Bronte produced the third-strongest result. Its average sale price increased from approximately $1.26 million in 2017 to approximately $1.71 million in 2025.

That represents growth of approximately $451,000, or nearly 36%.

Bronte’s performance is particularly notable because it has one of the largest and most active housing markets in South Oakville. Its annual averages were generally supported by a broader number of transactions, making the results less dependent on one or two major luxury sales.

The neighbourhood also attracts a wide range of buyers. Bronte includes detached family homes, townhomes, condominiums, renovated properties and newer custom residences. The harbour, waterfront trails, parks, local shops and restaurants give the area a distinctive village atmosphere.

Bronte reached an average sale price of approximately $1.88 million in 2022. By 2025, the average remained relatively close to that peak, showing greater stability than some of Oakville’s more volatile luxury neighbourhoods.

For buyers seeking a balance of lifestyle, market activity and long-term appreciation, Bronte has been one of Oakville’s most dependable real estate investments.


Central Oakville Offered Moderate Long-Term Appreciation

Central Oakville saw its average sale price rise from approximately $1.20 million in 2017 to approximately $1.50 million in 2025.

That represents an increase of approximately $294,000, or just over 24%.

The neighbourhood benefited from its convenient location near Oakville GO, Kerr Village, Downtown Oakville and the QEW. Buyers who prioritized commuting, walkability and access to everyday amenities increasingly recognized Central Oakville as a more accessible alternative to Old Oakville.

Central Oakville reached an average sale price of approximately $1.75 million in 2023 before moderating during the following two years.

Its long-term growth was not as strong as Southwest Oakville, Old Oakville or Bronte, but the neighbourhood still delivered meaningful appreciation while maintaining a comparatively accessible entry point into South Oakville.


Morrison Remained the Most Valuable Neighbourhood

Morrison did not produce the highest percentage return, but it remained the most expensive neighbourhood throughout much of the period.

The average sale price increased from approximately $2.91 million in 2017 to approximately $3.54 million in 2025. That represents growth of approximately $630,000, or just under 22%.

At first glance, this may appear modest compared with the growth recorded in Southwest Oakville or Old Oakville. However, Morrison began the period from a significantly higher price point.

The neighbourhood also recorded average sale prices above $4 million in 2022, 2023 and 2024, demonstrating the depth of demand for Oakville’s most substantial custom and estate properties.

Morrison’s annual average is highly sensitive to the mix of homes sold. The neighbourhood includes original bungalows purchased largely for land value, renovated family residences, major custom homes and direct-waterfront estates.

A year containing several original homes will look very different from one containing multiple newly built estates. For this reason, Morrison’s investment performance is better understood through its continued position at the top of Oakville’s luxury market rather than percentage growth alone.


The Ford Neighbourhood Had a More Uneven Result

The Ford neighbourhood recorded the smallest increase among the areas reviewed.

Its average sale price rose from approximately $1.76 million in 2017 to approximately $2.05 million in 2025. This represents growth of approximately $287,000, or just over 16%.

That does not mean every home in the Ford neighbourhood appreciated by only 16%. The area contains a wide range of housing, including original bungalows, side-splits, renovated family homes and substantial custom residences.

The annual average can therefore change considerably depending on the types of properties sold. The neighbourhood reached an average sale price of approximately $2.83 million in 2022 before declining as market conditions changed and a greater number of more modest properties sold.

The Ford neighbourhood continues to appeal to families seeking established schools, mature streets, larger lots and a Southeast Oakville location at a more accessible average price than Morrison.


What Does “Best Real Estate Investment” Really Mean?

Based strictly on the change in average sale price from 2017 through 2025, Southwest Oakville was the best-performing South Oakville neighbourhood.

Its average price increased by approximately 44%, narrowly ahead of Old Oakville at approximately 43%. Bronte followed with growth of approximately 36%, while Central Oakville, Morrison and the Ford neighbourhood recorded more moderate increases.

Average sale price, however, is not the same as tracking the resale return of an individual home. The annual average can be influenced by lot size, renovations, new custom construction and the number of waterfront or estate properties sold.

A homeowner who renovated extensively or rebuilt a property may have achieved a much higher return than the neighbourhood average. Similarly, an original home on a valuable lot may have performed differently from a finished custom residence on the same street.

This is why Southwest Oakville can reasonably be described as the strongest measured investment, while Old Oakville may be viewed as the strongest all-around performer. Old Oakville produced almost identical growth across a deeper market with consistent lifestyle-driven demand.

Bronte also stands out for delivering strong appreciation across a larger number of sales, while Morrison maintained its position as Oakville’s highest-value luxury neighbourhood.

The broader conclusion is that the strongest investment depends on more than the neighbourhood name. The lot, street, condition, architecture and proximity to the lake can all have a significant effect on long-term value.

For Oakville homeowners, the most meaningful comparison is how a particular property has performed against similar homes within its immediate micro-market.
